Guidelines for a Harmonious and Safe Senior Community

Welcome to Our Senior Mobile Home Park Community 

To ensure a respectful, clean, and welcoming environment for all residents and guests, we kindly ask everyone to observe the following rules during your stay: 

  • Adult Park Only: This is an adult park. No person under the age of 18 may be a permanent resident. 
  • Space rent: Rent is $380 and due on the 1st of each month for permanent residents. This is 330 for space, 20 for trash, 30 for water. Electric is unknown each month until meter reads.  Total for the rent, water and trash is $380.00 A $50 late fee will be charged on the 5th at 5pm. Electric charges will be due payable with rent or within 5 days of rent with an identifying label showing what space to credit. Rent is $50 per day and due 1st day of occupancy for traveling residents. 
  • Senior Park Classification: Our community is classified as a Senior Park. Restrictions apply to the number of spaces that may be occupied by persons under 55 years of age, in accordance with state and federal guidelines. 
  • Quiet Hours: Quiet hours are from 9:00 PM to 7:00 AM. Please keep all noise to a minimum during these times to respect your neighbors. All hours, including day hours, respect for neighbors is required. No excessive noise or activity will be permitted that is likely to disturb and annoy the other residents.  
  • Pets: All pets must be pre-approved in writing. Pets must be supervised and kept on a leash when outside. Owners are responsible for cleaning up after their pets and ensuring they do not disturb other residents. Violations may result in the removal of pet privilege.  
  • Trash and Recycling: Dispose of all household waste and recyclables in the designated bins. Large items should be taken to the appropriate disposal location off premise—please do not leave them outside your unit. 
  • Parking: Due to limited parking, guests must park outside of the park. Residents should use only their assigned space or designated parking areas and not park on lawns, roadways, or in spaces reserved for others. 
  • Electric: This will be read at the end of every month and posted on unit (or text if preferred) by the 1st of the month. No sharing utilities or tampering with utility meter or valves.  
  • Home and Lot Maintenance: Residents are responsible for keeping their homes and lots tidy, attractive, and in good repair. Skirting must be installed on all permanently placed mobile homes. No spray-painting allowed of skirting or in park at any time for the consideration of neighboring tenants. Fences must be approved and installed within 30 days if a pet is registered and permitted for the home. Lawns or grounds weeded regularly, and clutter kept to a minimum.  
  • Notice from Enforcement agencies: Any notice of violation of mobile home or mobile home park standards, laws, regulations or ordinances received by any tenant from any federal, state or local enforcement agency must be complied with no later than by the time limit given within the notice.  
  • Sale or Renting Coaches: Prior to the sale of a mobile home, the tenant must give notice of that sale to management. Management will have the right of prior approval of any purchaser or tenant that will remain in the park after sale. The new owner must agree to park rules and be subject to them unless the coach is moved. No renting of mobile homes within the park to any other party. No subleasing.  
  • Outdoor Structures: Any additions or changes to the exterior of your unit—including decks, sheds, or fences—require written approval from management. 
  • Speed Limit: The park speed limit is 5 mph. Please drive carefully and watch for pedestrians. 
  • Alcohol and Smoking: Please be considerate when consuming alcohol or smoking and follow all community guidelines regarding designated areas. 
  • Facilities: Use community amenities, such as laundry rooms and common areas, as intended and posted, and leave them clean for the next resident.  
  • Guests: Residents are responsible for their guests’ behavior. No guest shall remain in the park for more than 14 consecutive days and/or 30 days per calendar year. Please inform the management if guests plan to stay overnight. 
  • Respect for Others: Treat your neighbors and park staff with courtesy. Harassment, vandalism, or disruptive behavior will not be tolerated.
